Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit.
1. General Requirements
a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager (Michael and P&P Investors, LLC) during their stay;
b) All Guests agree that this is a self check-in property and you certify that you are willing and able to follow the instructions that have been provided by Airbnb through either the house manual or the check-in guide. You can find your house rules and check in guide sent to you by email and in the kitchen. You also agree that you will not contact the Property Manager until reading the house manual/check in guide.
b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably possible.
2. Noise and the Neighborhood
a) This Vacation Rental is suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
b) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 11pm – 8am), and upon arrival and departure;
c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
a) Guests are allowed a maximum of four (4) Visitors at any time during their stay.
b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules.
c) Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and
b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
a) Guests and any Visitors are to comply with parking regulations: Parking is available in the driveway for two vehicles. Street parking is allowed in designated areas on Summit Avenue and Armour Road. Obey the posted signage.
6. Garbage & Recycling
a) Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Vacation Rental (as set out below) in the allocated trash cans, and excess rubbish must not be left in public or common areas.
b) When the garbage or recycling bins in the house are full, please take out the garbage and recycling to the cans in the driveway.
c) Please seal soiled diapers in a plastic bag before disposing in the interior trash receptacles.
a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage.
b) Guests must switch off lights, fans, electronics such as televisions when not in use to promote energy saving.
8. Back Door Safety
Guests must supervise any babies and children at all times when using the Kitchen door to the back yard. Note: The kitchen door does not have a landing! As soon as you exit, you take a step down.
a) Smoking is not permitted inside the Vacation Rental; and
b) Cigarette butts must be disposed of properly (i.e. in ashtray provided) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.
c) Failure to comply with the house rules will result in a $200/day fine for smoking in the house.
Pets are not permitted at the Vacation Rental.
11. Damages & Breakages
a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
c) No bathroom towels are to be removed from the property (i.e. for beach use). Separate beach towels are provided for this purpose.
12. Check Out
a) Check-out time is 11:00 a.m.
b) Lock the door. Return the key to the lock box.
c) Lost keys will result in a $30 key replacement fee.
d) Late checkout will result in a $50 late checkout fee.
13. Emergency Contact Details
a) In the event of an emergency relating to the Vacation Rental, your emergency contact is: Michael.
b) Call or text 262-893-2990. If you can’t reach Michael on that number, call or text 262-910-1178.
a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
c) If any house rules are broken leading to the cancellation of the next Guest, you will be charged all expenses.
Retaliation Clause: You agree that your booking in good will with your host and that you will not attempt to damage your hosts business because you are not satisfied with a ruling by Airbnb or the host in the event that you experience anything dissatisfying in regards to your stay or if you lose a resolution; you are waiving your right to a trial if we sue you, and if we sue you and it has to go to trial for any reason you are responsible for all costs.
